Summary of Position:
The Regional Manager is responsible for the operations of the properties in assigned residential portfolio and also for assisting Newport Property Ventures in pursuit of its mission. Responsibilities include the financial performance of the portfolio, recruitment, training development and supervision of Community Managers, reporting requirements, and communication and monitoring of asset management policies and procedures. Shares responsibility for maintaining the physical asset. Travel required including use of personal vehicle.
Essential Duties and Responsibilities:
1. Establishes and coordinates a communication system involving transaction and activities among Community Managers and the Corporate office.
2. Hires, trains, supervises, develops, and terminates the employment of those supervised in accordance with company policies and directives; performs performance evaluations for supervised employees; assists Community Managers with site:level employees. Approves all new hires, status changes, and terminations for on:site personnel.
3. Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status; recommends rent schedules.
4. Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approves all exceptions of same. Resolves resident relation issues.
5. Inspects the properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency.
6. Assists in or develops corrective programs for apartment communities.
7. Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares monthly summary report of same. Review monthly summary reports with Community Managers.
8. Reviews and approves expenditures within specified budgetary guidelines. Negotiates and/or evaluates contracts and makes recommendations.
9. Makes recommendations regarding property management policies, forms, reports, and manuals including updates, changes, and additions.
10. Prepares and conducts regular staff meetings; ensures all property management staff is trained.
11. Participates in design, unit mix, establishment of rent rates, and other such operational matters. Coordinates staffing and office set:up of new communities.
12. Provides consistent leadership in advancing company mission statement and values.
13. Maintains current knowledge of technology, processes, and standards within areas of responsibility by attending internal and external training classes, researching and/or subscribing to professional publications, or utilizing other appropriate method(s) to obtain business and professional information; Applies knowledge appropriately within operations by making recommendations for changes needed to stay
competitive/current.
14. Any other responsibilities as assigned by VP of Property Management.
